Why exterior ceilings fail
Outdoor soffit lining gets stripped by UV, swells with rain, and works loose from the framework as the house breathes through temperature swings. Once water gets in behind, the failure spreads. We replace with the right material for the application, properly fixed, and detailed at the wall and gutter junctions.

Materials matter outside
Standard internal gyprock has no business under an alfresco. We use rated sheeting suited to Perth's climate, fix to spec, and detail the wall edge and shadow line so water doesn't track back behind the lining.
