Whether you're renovating a 1960s Forrestfield home or building from scratch in a new estate, the ceiling work is where a lot of the finished feel comes from. Here's what good ceiling work looks like in Perth in 2026.

The ceiling is half the room

Most renovation budgets focus on floors, joinery, and benchtops. The ceiling is treated as an afterthought — until you stand in the finished room and realise that the slightly wavy ceiling line, the visible patch around the new downlight, or the heavy-looking bulkhead is what's making the room feel "off".

Good ceiling work is invisible. You shouldn't be able to look at it and identify what was done — the eye should just slide past to the painted surface above.

Bulkheads — what they're for

A bulkhead is the lowered section of ceiling typically over a kitchen island, bench, or bathroom vanity. They exist for three reasons:

  1. To hold downlights and LED strips at the right height over a working surface.
  2. To conceal services — ducted air, exhaust ducts, rangehood flues.
  3. To define a zone in an open-plan layout — the kitchen feels distinct from the living area without a wall.

What a good bulkhead looks like

Straight edges. Square corners. A level underside even when the ceiling above isn't level (which it almost never is in older homes). Proportions that suit the room — a 200mm drop reads very differently from a 400mm drop, and a 1200mm-wide kitchen bulkhead can read as a heavy beam if it's not detailed carefully.

The trick is in the framing. Sloppy bulkheads come from sloppy framing — getting the substrate level first means the finished face follows. We measure off the floor with a string line before any sheet goes up.

Recessed shadow lines

The detail that says "this was done properly". A recessed shadow line is a small reveal — typically 10–15mm — where the bulkhead meets the surrounding ceiling, with no cornice and a clean shadow gap. Done well, it gives a contemporary feel and crisp definition. Done badly, it looks like a mistake.

New build ceilings

On a new build, we work to the architect's spec for ceiling heights, bulkhead positions, and recessed detail. The work runs:

  1. Battens fixed to spec — metal furring channel or timber depending on the design.
  2. Sheet installed, screw-fixed, glued at joints.
  3. Bulkheads and ducting boxes framed and sheeted as part of the same fix.
  4. Cornice installed (or shadow lines run) to spec.
  5. Three-coat set and full sand to Level 4 paint-ready.
  6. Site handover, signed off.
