Why Ceilings Sag in Perth — Causes, Fixes, and When It's an Emergency

Why ceilings sag

Four causes are responsible for nearly every sagging ceiling we see in Perth:

1. Water damage

The fastest and most dangerous. Plasterboard absorbs water, doubles in weight, and pulls away from its fixings. Once it has sagged, drying it out won't restore strength — the structural integrity is gone.

2. Failed fixings or adhesive

Particularly in older plasterglass ceilings where adhesive at the joins has dried out, or older gyprock ceilings fixed only with nails that have worked loose over decades.

3. Added weight from insulation upgrades

Pre-2000 ceilings weren't designed for the weight of modern blown insulation. We see ceilings where heavy insulation has progressively pulled the substrate down. The fix is replacement with a proper framework.

4. Age in plasterglass ceilings

Plasterglass becomes brittle over 40–60 years and the surface mat fails. Sagging in plasterglass is almost always a sign the whole ceiling is past its working life.

Can you fix it without replacing?

Almost never. By the time a ceiling sags, the board itself has been stressed past its working strength and the fixings have already failed. Pushing it back up and re-screwing is a short-term solution that fails again within months.

The honest fix is removal of the failed area back to sound framing, framework upgrade where needed, and new sheet properly fixed. That's the work that comes with a real warranty.
