Ceiling Replacement in Perth: What to Expect

Most people have never had a ceiling replaced, so the first question is usually what it actually involves. Here is the process we follow on a typical Perth home, in the order it happens.

Before we start

The first step is not demolition. It is working out why the ceiling needs replacing. A ceiling that has sagged, cracked everywhere or been water damaged across a large area is usually a candidate for replacement. A ceiling with one patch of damage often is not, and we would rather tell you that than quote a full job. We cover the difference in our guide to full ceiling replacement vs patch repair.

If the home was built before the late 1980s, ask about asbestos. Some older ceiling sheets, cornices and textured coatings contain it. If there is any doubt, it should be tested by a licensed asbestos assessor before anyone disturbs the ceiling, and removal has to be done by a licensed contractor. We will not strip out a ceiling that has not been cleared.

What you need to do beforehand

  • Clear the rooms as much as you can. Furniture that cannot move can be covered and left in the middle.
  • Take down curtains, light shades and anything hanging from the ceiling.
  • Tell us about pets, young kids and anyone working from home. Dust and noise are unavoidable on strip-out day.
  • Make sure we can get into the roof space if there is access from a hatch.

Strip-out

The old plasterboard comes down first, along with cornice if it is being replaced. This is the noisiest and dustiest day. We cover floors and doorways, and the debris goes straight out and off site.

With the ceiling open, the roof space and framing are exposed. This is the best time to check for damaged timber, leaks from the roof above and old wiring that needs attention. It is also the easiest time to add or top up insulation. If you are thinking about it, ask your insulation installer to book in while the ceiling is down.

Checking the framing and fixing the new ceiling

New plasterboard is only as flat as the framing behind it. We check the ceiling battens or joists, correct any that are out of line, and then fix the new sheets to the manufacturer's recommended fixing pattern. This is where most sagging problems begin or end, so it is not a step to rush.

Taping, setting and sanding

Once the sheets are up, the joints are taped and set in coats. Each coat needs time to dry before the next one. When we are done, the ceiling is sanded to a finish that is ready for primer and paint. This stage is where the quality is made, and good setting is the difference between a ceiling that looks flat in daylight and one that shows every joint when the sun comes through the window.

How long does it take?

It depends on the size of the ceiling, how many rooms are involved and how much cornice or other detail there is. A single room can be done quickly, and a whole house will take several days, with setting coats needing drying time between them. We give you a realistic timeframe in the written quote, and we will tell you if the weather or drying conditions are likely to change it.

After we finish

When the setting is sanded and cleaned up, the ceiling is ready for your painter, or for you if you are painting yourself. Our work carries a written 12-month warranty. Frequently asked

Usually yes, but strip-out day is dusty and noisy. Many people choose to be out for that day, and we seal off areas where we can.

It is worth considering. With the ceiling down, roof space access is easy. Book your insulation installer for the window between strip-out and sheeting.

Get it tested by a licensed assessor before any work starts. If asbestos is found, a licensed removalist has to deal with it first.
