Why we don't list set prices
Two reasons. First — every job is different. Access, framework condition, cornice type, the level of finish expected, and the existing condition of the surrounding ceiling all change the price. Second — listing prices invites comparison shopping on the wrong metric. A cheap quote that fails inside a year is more expensive than a proper quote that lasts five.
That said, here are realistic ranges for the most common Perth jobs.
Patch repairs
Localised damage — a single sheet, a footstep through, an isolated water mark. Typically a few hundred dollars to around $1,000 depending on access and finish requirements. We'll always quote on site after we've seen the damage.
Single-room ceiling replacement
A standard bedroom or living room with no complications — typically in the low thousands. Variables that move the number: ceiling height, cornice complexity, recessed detail, downlight conversion, access for materials.
Whole-home ceiling replacement

Sagging ceiling replacement

- Access. Two-storey work with scaffolding requirements costs more than ground-floor.
- Ceiling height. Standard 2.4m is the baseline. 2.7m+ adds time and material.
- Cornice complexity. Plain cove is fast. Period heritage cornice matching takes longer.
- Existing framework condition. Sound battens speed the job; rotten or undersized battens need replacement.
